To Stage or Not to Stage

Often times sellers ask the question “Does staging really increase my return?” In short answer, yes, I believe it does and so do many other real estate agents. When I look at a home I tend to look at the bones and structure of the home. That’s definitely not the case for everyone. Paint color, clutter, and poorly placed furniture are turnoffs to most buyers. There’s an aesthetic element to staging that sends a positive message to a buyer. It’s the very same reason that we tout curb appeal as a valuable factor in home selling. It draws buyers in and sends a positive vibe about the home.
Why not bring that positive feeling throughout the home? A well staged room helps a buyer envision themselves living there, which is the main goal. But before the buyer gets to the home, they will have seen pictures online. With staging, rooms look more attractive and the quality of the pictures could make or break a showing appointment.
Sellers don’t necessarily need to bring in new expensive furniture to accomplish staging. Perhaps a few new pieces of artwork and removing personalized décor are enough. A savvy home stager will provide numerous tips so home sellers can achieve attractive staging without breaking the bank. The whole point is to increase return. According to National Association of Realtors® 2015 Profile of Home Staging, seller’s and buyer’s agents estimate that buyers will offer at least 1-5% more on a staged home while some believe the yield can be as high as 15%.
